Our thoroughly trained experts will perform a complete roof evaluation of every part of your roof assembly. We’ll identify potential problems, existing defects, and make roof repair recommendations according to manufacturer guidelines. We’ll also provide everything you need to understand about the prevailing condition of your roof, develop a detailed course of action, as well as a budget for current and future scheduled requirements.
We also offer pre-purchase due diligence roof inspections – both commercial and residential applications. Before buying a building or home, let our experts conduct a thorough roof inspection and help you make an informed buying decision. Then, moving into your new property, you’ll be equipped to take a proactive approach to roof maintenance.
Our Roof Management Program is designed to take roof maintenance off your plate, and move it to ours. We’ll set up a calendar that includes pre-scheduled appointments for inspections, maintenance tasks, and even repairs that you’ve pre-approved. This program allows you to control and budget roof maintenance, roof repair, and even roof replacement dollars.
Our Roof Management Program, as part of your preventative maintenance program, will provide these vital benefits:
- Reduce leak frequency and severity
- Prevent trapped moisture and mold growth
- Limit costly interior damage
- Defer capital expenses and proactively budget
- Avoid costly production/operation delays
- Receive priority leak response
- Keep your manufacturer warranty intact
- Provide Visual Roof Inspection

Roofs, like every other building component, eventually wear out and need to be replaced. But, by taking a proactive maintenance approach, you can extend the life or your roof while avoiding costly problems.
Even with a well-designed and installed roof system, the most significant factor determining how long a roof will last is how well the roof is maintained on an annual basis. Just as machinery needs to be oiled and filters changed, roofs need to be maintained, or leaks will inevitably result.
Preventive Roof Maintenance is a proactive and efficient approach to preventing predictable and normal roof system deterioration, by
- Fulfilling the annual requirements of the roofing warranty
- Maximizing roof life – while minimizing costs
- Preventing at least 90% of predictable and costly leak occurrences
- Providing consistent rooftop service and expertise
Regularly maintaining roof system components that are constantly exposed to the elements will eliminate or reduce chemical, physical, and thermal stresses. Left unchecked, these stresses can shorten a roof’s service life and cause untimely serious damage.
- 24/7 Emergency Service
- Full-Service repair on all roofing systems, including EPDM, TPO, PVC, Built-Up, Modified Bitumen roof assemblies

An Infrared Inspection is a non-destructive testing method performed to identify any moisture intrusion on a commercial roof. This method enables us to perform surgical repairs to the wet areas – a powerful tool when it comes to budgeting for repairs and replacements.
Single ply became prevalent in the late 1970’s when EPDM came out as a value engineered ballasted roof assembly on new construction predominately. It provided an inexpensive means of providing value to the building owner after build up roofing was the chosen roof assembly. Due to asphaltic type BUR roof assembly being labor intensive the installation of EPDM soon became the chosen roof preference due to the cost of material as well as installed cost. Today EPDM is still chosen frequently by owners for the ease of application, flexibility of product, minimal roof seams and fire proofing.
Other single ply’s are PVC - Poly vinyl chloride which became available in the late 1970’s and installed both as a ballasted roof as well as mechanically attached and fully adhered roof assemblies. PVC offered great reflectivity, flexibility, chemical resistance to chemicals that EPDM could not handle and overall ease of application. In the early 1980’s PVC became heat welded which provided exceptional seam integrity verses the old method of solvent welding of the sheet.
TPO came out in around the mid 1990’s as an industry alternative to PVC. TPO offered an alternative to PVC sheets based on the formulation of the TPO product. Thermoplastic polyolefin offered similar characteristics to PVC with the flexibility of sheet, application techniques, performance characteristics, ozone resistance, heat reflectivity and product longevity.
Today TPO is about equal in installations to EPDM on a national basis both in new construction and roof replacement.

Coating and restoration can be a relatively quick, effective and cost-effective way to extend the service life of an existing roof. Restoration and coating often provide the added benefits of reducing energy use, tax expenditures, adverse environmental impact, and facility downtime.
Only an experienced and knowledgeable roofing expert can evaluate a roof to determine if coating is a viable option. If coating is performed before too much roof degradation has occurred, it can be an effective way to extend the watertight integrity performance of your roof assembly.
Built up roof membranes are commonly referred to as "tar and gravel" roofs. Built-up roofing systems are constructed with multiple layers of bitumen and bitumen saturated "felts". These layers create a water-resistant barrier capable of providing many years of reliable protection from the elements. Overhead Roofing & Sheet Metal employs built-up roofing teams with the expertise to perform unmatched quality installations with lasting, guaranteed results.
Built-up roofing systems are tested through Underwriters Laboratories and FM Approvals to meet very strict fire resistance requirements and ensure adequate uplift resistance under extreme wind conditions.
A metal roof retrofit system involves a flexible sheet membrane that expands and contracts placed over a roof insulation substrate attached to your metal roof. It can be installed over an existing metal roof without an expensive tear-off. Additional insulation is added to fill the standing seam flutes, which greatly increases the R-value, providing the added benefit of energy savings. Metal retrofit roofing is a cost-effective, long-lasting solution that protects buildings from the elements.
If you’re looking for an environmentally-friendly roofing solution, a green roof from Overhead Roofing & Sheet Metal is hard to beat. Green roofs are almost completely covered in vegetation, enabling them to absorb rainwater, provide insulation, and help lower urban air temperatures. Green roofs provide shade and remove heat from the air through evapotranspiration, reducing temperatures of the roof surface and surrounding air.
Green roofs can be installed on a variety of building types, from industrial facilities to private residences. A green roof can reduce your energy costs while it reduces air pollution and greenhouse gas emissions.
Other energy-efficient, environmentally friendly roofing solutions that we offer include:
- Solar power
- Wind turbines
- Garden roofs
