An Infrared Inspection is a non-destructive testing method performed to identify any moisture intrusion on a commercial roof. This method enables us to perform surgical repairs to the wet areas – a powerful tool when it comes to budgeting for repairs and replacements.

Single ply became prevalent in the late 1970’s when EPDM came out as a value engineered ballasted roof assembly on new construction predominately. It provided an inexpensive means of providing value to the building owner after build up roofing was the chosen roof assembly. Due to asphaltic type BUR roof assembly being labor intensive the installation of EPDM soon became the chosen roof preference due to the cost of material as well as installed cost. Today EPDM is still chosen frequently by owners for the ease of application, flexibility of product, minimal roof seams and fire proofing.

Other single ply’s are PVC - Poly vinyl chloride which became available in the late 1970’s and installed both as a ballasted roof as well as mechanically attached and fully adhered roof assemblies. PVC offered great reflectivity, flexibility, chemical resistance to chemicals that EPDM could not handle and overall ease of application. In the early 1980’s PVC became heat welded which provided exceptional seam integrity verses the old method of solvent welding of the sheet.

TPO came out in around the mid 1990’s as an industry alternative to PVC. TPO offered an alternative to PVC sheets based on the formulation of the TPO product. Thermoplastic polyolefin offered similar characteristics to PVC with the flexibility of sheet, application techniques, performance characteristics, ozone resistance, heat reflectivity and product longevity.

Today TPO is about equal in installations to EPDM on a national basis both in new construction and roof replacement.

Built-up roofing systems are tested through Underwriters Laboratories and FM Approvals to meet very strict fire resistance requirements and ensure adequate uplift resistance under extreme wind conditions.

A metal roof retrofit system involves a flexible sheet membrane that expands and contracts placed over a roof insulation substrate attached to your metal roof. It can be installed over an existing metal roof without an expensive tear-off. Additional insulation is added to fill the standing seam flutes, which greatly increases the R-value, providing the added benefit of energy savings. Metal retrofit roofing is a cost-effective, long-lasting solution that protects buildings from the elements.
